ESD Project Delivery Stages at a Glance

Craftsman Concrete Floors helps procurement, facilities and project teams carry ESD flooring work from vendor onboarding through acceptance and closeout. We define the scope, coordinate approvals and mobilize our own W-2 installation crews around the facility’s operating requirements.

Our delivery framework connects commercial decisions with the technical work they authorize. Each stage establishes the required activities, responsible parties and records, with project-specific requirements carried into the proposal and installation plan.

StagePurpose and key deliverables
1. Prequalification and Vendor OnboardingComplete vendor review. Key deliverables: company, safety, workforce records and insurance certificates.
2. Site Assessment and Scope PlanningDefine requirements and site constraints. Key deliverables: assessment findings, system scope and open conditions.
3. Proposal and Commercial ReviewAgree the work and commercial basis. Key deliverables: proposal, scope, assumptions and pricing.
4. Submittals, Approvals and MobilizationPrepare the work for release. Key deliverables: reviewed submittals, quality plan and installation schedule.
5. Installation Coordination and Progress ReportingPerform and document the approved work. Key deliverables: progress records, inspections and change notices.
6. Acceptance and CloseoutReview the completed work and hand over records. Key deliverables: acceptance evidence, punch-list status and closeout package.

The customer roles shown on each stage are typical participants. The project identifies the individuals authorized to review documents, approve changes and accept the work.

Prequalification and Vendor Onboarding

Complete vendor review

What This Stage Covers

Craftsman helps procurement teams qualify us for the proposed work and complete vendor onboarding. We provide the applicable company, workforce and safety records, respond to customer-specific documentation requests, and select references relevant to the flooring system and facility conditions.

How It Works

We install ESD flooring with our own W-2 crews, with an on-site skilled foreman supervising each installation shift and a non-crew Safety and Operations Manager assigned to each active project. Our ESD project capabilities explain our field supervision, equipment and national delivery model.

Coordination: Craftsman’s administrative and project teams work with your procurement contact. Required forms, insurance limits and supporting records vary by customer and project.

Site Assessment and Scope Planning

Define requirements and site constraints

What This Stage Covers

Craftsman reviews the site and project specifications with your facilities, engineering and ESD program teams. We assess visible coatings, damage and access constraints, then help select a flooring system suited to the area’s traffic, chemical exposure, thermal cycling and electrical-control requirements.

How It Works

We distinguish the floor’s resistance requirements from requirements for the person, footwear and flooring combination. Our review connects conductive or static-dissipative system selection with the grounding details, assigned test methods and acceptance criteria that the proposal must address.

We also identify conditions that cannot be confirmed during the walkthrough. Moisture evaluation may be arranged before pricing or included in the installation scope. Where results or concealed conditions remain unknown, Craftsman records the assumptions and explains how additional preparation or moisture-control work would be reviewed.

Coordination: Your facilities contact provides site information and access; engineering and ESD program personnel help confirm performance requirements. Our facility requirements guidance supports that discussion.

Proposal and Commercial Review

Agree the work and commercial basis

What This Stage Covers

Craftsman turns the assessment into a defined proposal for materials, preparation, installation and assigned testing. We identify the included work, installation assumptions, proposed phasing and the records required for acceptance, so procurement and facilities can review the same scope.

How It Works

Where potential additional work has been identified, we can include separately priced options or agreed rates when appropriate. The proposal distinguishes included work from allowances, exclusions and conditions requiring further evaluation. Pre-agreed rates can simplify a later review; changed work still follows the project’s authorization process.

Coordination: Procurement reviews commercial terms while facilities and the project team confirm the scope and operational assumptions. The level of scheduling detail depends on site readiness and the information available before award.

Submittals, Approvals and Mobilization

Prepare the work for release

What This Stage Covers

After award, Craftsman develops the installation plan and assembles the required submittals for coordinated review. We bring together product data, preparation and repair plans, grounding details, phasing and applicable shop drawings. Supporting documents identify the manufacturer or other party responsible for their content.

How It Works

Our project-specific quality plan identifies inspection hold points, testing stages, acceptance criteria and corrective-action procedures. We establish which checks must be completed before another layer covers the work, who performs them and who reviews the results. The document schedule established here tells our field team which records to collect throughout installation.

Craftsman then confirms field leadership, crew and equipment assignments, staging, site access and work hours. We coordinate shutdown, night or weekend work around the selected system, available areas and committed resources. Before the first work day, the facility and project team confirm the released areas, access, utilities, adjacent operations and other site-readiness responsibilities in the agreed plan. Conditions requiring approval are resolved before the affected work proceeds.

Coordination: Your project manager or facilities representative coordinates access and operational readiness; designated reviewers approve the required documents. Procurement remains involved where scope or commercial terms change.

Installation Coordination and Progress Reporting

Perform and document the approved work

What This Stage Covers

Craftsman mobilizes the assigned team and reviews the execution plan with your site representative. Our crews complete the approved ESD installation steps, including substrate preparation, assigned grounding work, coating application and required in-process checks.

How It Works

We provide progress updates at the agreed frequency, supported by photographs and the records required by the project plan. Your team can follow completed work, upcoming access needs and decisions that could affect the schedule. For occupied facilities, we coordinate work-zone boundaries, access routes and phase-handback requirements.

When uncovered substrate conditions or site changes affect the work, Craftsman documents the issue and its implications for scope, materials, price or schedule. We obtain the required technical and commercial approvals from the responsible parties before proceeding with changed work.

Coordination: Craftsman’s foreman coordinates field activities with your facilities representative or project manager. Changes requiring commercial approval are directed to the authorized customer contact.

Acceptance and Closeout

Review the completed work and hand over records

What This Stage Covers

Craftsman completes the testing assigned to our scope after the selected flooring system reaches the required test condition. We provide mapped results against the approved acceptance criteria and coordinate separately assigned reports. Our ESD testing services distinguish installed-floor resistance testing from testing of the person, footwear and flooring combination.

How It Works

We review the completed work with your designated representative, document punch-list items and connect corrective work to dated retests where required. The evidence supporting acceptance is available for the handover review; the final compilation of closeout documents follows the agreed document schedule.

Craftsman assembles the closeout documentation using consistent project and area identifiers. We normally supply individually named PDF files in a digital project folder by email. Any customer-required project portal, indexing or retention requirements are established before award.

Coordination: Your authorized representative reviews acceptance and outstanding items. Craftsman identifies the issuer of separately supplied evidence and the party responsible for each remaining action.

Ongoing Support and Verification

Separately scoped verification and corrective work

What This Covers

After handover, Craftsman can provide separately scoped periodic floor verification, condition review and corrective flooring work. We use available installation records and prior results to help the facility investigate changes in performance.

How It Works

Your ESD program establishes the applicable verification requirements and interval. Craftsman coordinates the assigned work with your facilities and program teams, documents findings, and discusses corrective action where needed. Our ESD floor maintenance guidance supports the care of the installed system.

Frequently Asked Questions

Craftsman provides the applicable company, workforce and safety records and responds to customer-specific documentation requests. A typical vendor review package includes a corporate capability statement and relevant project references, safety records including the experience modification rate (EMR), insurance certificates for review against project limits, bonding capacity information where required, and W-2 workforce documentation. Required forms, insurance limits and supporting records vary by customer and project.
